An EICR is not a visit to leave until the last minute. Engineers need safe access to the electrical installation, from the consumer unit to sockets and fixed equipment, and the testing may briefly interrupt power. Knowing how to prepare for EICR work beforehand keeps the appointment efficient, reduces disruption for occupants and gives any faults the attention they deserve.
For landlords, the report is also a key part of keeping a rental property compliant. For homeowners and businesses, it is a practical way to identify worn, overloaded or unsafe parts of an installation before they develop into a more serious problem.
What an EICR inspection involves
An Electrical Installation Condition Report assesses the condition of the fixed electrical installation. This includes the consumer unit, protective devices, wiring, earthing and bonding, sockets, switches, lights and permanently connected equipment where relevant.
The engineer combines visual checks with dead and live testing. They may need to switch off circuits or isolate the supply for part of the visit, so a degree of interruption is normal. An EICR is not simply a visual walk-through, and it is not the same as a portable appliance test. Plug-in appliances such as kettles, washing machines and microwaves are not automatically covered as part of the fixed installation inspection.
The report will record observations and, where needed, assign a classification code. C1 means danger is present and urgent action is required. A C3 recommendation highlights an improvement that is advisable but does not, by itself, make the report unsatisfactory.
How to prepare for EICR access and testing
The most useful preparation is straightforward: make the installation accessible and tell everyone in the property what to expect. The engineer should not have to move heavy furniture, search for a hidden consumer unit or work around stored belongings to reach basic electrical points.
Start with the consumer unit, often called the fuse box. Clear the floor area around it and make sure the cover can be opened fully. If it is inside a cupboard, remove coats, cleaning products, boxes and anything that restricts access. The same applies to meter cupboards, isolator switches and any secondary distribution boards in garages, outbuildings or communal areas.
Next, create reasonable access to sockets, switches and light fittings. You do not need to empty every room, but large items placed directly in front of outlets may prevent representative testing. Let the engineer know about sockets behind built-in units or furniture that cannot realistically be moved. This allows them to record limitations accurately rather than guessing what is behind an obstruction.
If the property has a loft, cellar, garden office, garage, shed or extension, arrange access in advance. These areas are easily overlooked, yet they may contain circuits, lighting or electrical accessories that form part of the installation. Provide keys, codes and any required building access permissions before the appointment starts.
Plan for a short power interruption
Testing can cause a temporary loss of power, particularly when circuits are isolated and RCD protection is tested. Save computer work, shut down equipment properly and make sure vulnerable appliances or systems are considered beforehand. This matters in homes with alarm systems, medical equipment, fish tanks, electric gates, refrigeration stock or home-working equipment.
For a commercial premises, identify anything that cannot be switched off during normal hours. It may be better to schedule the inspection outside trading hours, or to agree a staged approach where appropriate. There is a trade-off: an out-of-hours visit may reduce operational disruption, while testing in normal hours can make it easier to access occupied areas. Discuss the practicalities before the inspection rather than on arrival.
Gather the documents that can help
Previous paperwork gives the engineer useful context. It does not replace testing, but it can speed up fault finding and help establish what has changed since the last inspection.
Have the previous EICR available if you have one, along with certificates for rewiring, consumer unit replacements, extensions, EV charger installations or major electrical alterations. Details of earlier remedial work are useful too, especially where defects were noted on the previous report.
Check whether the circuit schedule at the consumer unit is clear and current. Labels such as “upstairs sockets” or “kitchen lights” help, but do not attempt to rewrite circuit information if you are unsure. Incorrect labels can create confusion and increase risk. Tell the engineer about labels that appear inaccurate, circuits that trip regularly, lights that flicker or sockets that feel loose, warm or unreliable.
For landlords, keep tenancy and property contact information ready. In England, private rented properties generally require an electrical installation inspection at least every five years, with a report provided to tenants and retained for the required period. If you manage several properties, make sure the engineer has the correct flat number, access arrangement and responsible contact for each address.
Give tenants and occupants proper notice
An EICR appointment goes more smoothly when occupants understand why access is needed and that a brief power interruption may occur. Give clear notice of the date, approximate arrival window and areas the engineer will need to enter. Ask tenants to secure pets, unlock relevant cupboards and make keys available for storage spaces, meter rooms or outbuildings.
Avoid promising that power will not be interrupted. It may be possible to minimise downtime, but proper electrical testing cannot always be completed without isolation. A clear message in advance is better than frustration on the day.
Where a tenant reports concerns, pass these on before the visit. Repeated tripping, burning smells, damaged sockets, water ingress near electrics and electric shocks or tingles all need to be raised immediately. Do not wait for a routine inspection if there is an immediate safety concern. Switch off the affected circuit if it is safe to do so and arrange urgent help from a qualified electrician.
Do not hide faults or make risky DIY repairs
A common mistake is trying to make the installation look better before the inspection. Replacing a damaged faceplate, taping over a cracked accessory, removing an extension lead from an overloaded socket or resetting a tripping breaker may conceal evidence without resolving the fault.
Do basic housekeeping only. Clear access, remove obvious clutter and make a note of issues. Leave electrical repairs to a competent electrician. An EICR is designed to identify the true condition of the installation, and honest information helps the engineer reach the right diagnosis faster.
This is particularly relevant after a tenancy, renovation or appliance replacement. A new cooker, electric shower, induction hob or tumble dryer may place different demands on an existing circuit. If work has been altered recently, say so. The engineer can consider whether the protective devices, cable capacity and connection arrangements appear suitable.
Be ready for the report and any remedial work
A satisfactory report is the best outcome, but an unsatisfactory result is not a reason to panic. It is a clear record of defects that need attention. Ask for a straightforward explanation of each observation, the priority of the work and whether the issue can be repaired on the day or needs a separate visit.
Some remedial work is quick, such as replacing a damaged socket accessory or correcting earthing at a point. Other findings may require further investigation, new cabling, consumer unit work or access to concealed areas. Cost and timescale depend on the condition of the property, how accessible the fault is and whether parts or additional testing are needed. A professional contractor should explain this clearly, with transparent pricing before work begins.
